1. The color of your roof has faded
Nobody wants a dull and boring roof, but beyond the visual appeal of your roof’s color, faded shingles may be a sign that you need a replacement.
Fading caused by sunlight and normal weather is to be expected, however, excess weathering can eat away at the protective layering of your shingles as they age. This can increase older roofs’ risk of storm damage, as well as contribute to warped and cracked shingles.

2. There are small rocks in your gutters
Those little rocks are called granules, and they are part of the asphalt mix that make up your shingles. As a roof gets older, rain and hail wear away at your shingles, causing them to disintegrate. This causes granules to loosen and make their way to your gutters with the rain water.
Small amount of granule loss is common for older roofs, as they have been exposed to the elements and taken some wear and tear. Granule loss on a new roof may be a sign that faulty shingles were used during installation.
Granule loss weakens the protective ability of your roof, and is something that should be monitored for. If you are noticing large amounts of granules in your gutters, your roof is probably ready to be replaced.
3. You’ve noticed missing shingles
While noticing a small amount of granules might not be cause for too much concern, missing shingles are. Missing shingles increase your risk of a leak caused by excess water build up on your roof. This can lead to extensive damage that can be expensive to fix.
Another issue that can be caused by missing shingles is a higher electric bill. With no shingle to protect your home, sunlight can warm up your attic during the summer months and cold wind can cool it during the winter. These factors can keep both your HVAC system and your wallet trying to keep up.
Individual shingles can probably be replaced by themselves if noticed quickly, but multiple missing shingles can be a clear sign that you need a new roof.
4. Your roof is over 15 years old
The age of your roof can be a good indicator of if it might be time for a replacement. The average lifespan of an asphalt shingle roof is in the range of 15-30 years, depending on what the climate is like where you live.
In states with warmer average temperatures like Georgia, the average lifespan is closer to the 15 year mark. Another reason for possibly replacing your roof if it is older is due to the improvement in shingle design. Modern shingles are better developed to protect your home from the elements.
If your roof was installed over 15 years ago you should look into getting an inspection.
